A city planned as villages
The Irvine Company began building on the old Irvine Ranch in the 1960s, from a master plan by William Pereira organized into villages, each with its own schools, parks and shops. The first villages, Turtle Rock, University Park and Westpark among them, were done by 1970, and Irvine incorporated on December 28, 1971.
Building has never really stopped, so an Irvine house can be fifty years old or five. The older villages are where most remodels happen: kitchens and bathrooms from the 1970s and 1980s, almost always inside an HOA.
