ADU and garage conversions in Orange County, CA
An ADU is a second, self-contained home on your lot. A garage conversion turns the garage into living space. We plan either one with you and put the whole scope in a written estimate, and estimates are free.
What we do
A second home on the lot, or a garage that becomes a room
Two starting points. A garage in Irvine, Tustin or Mission Viejo that nobody parks in, or a lot with room for a small second home. The list below is what each one involves and where the finishes come from.
- ADU. An accessory dwelling unit is a second home on the same lot, with its own entrance, kitchen and bathroom. It can be attached to the house, stand on its own in the yard, or be built inside the existing garage.
- Garage conversion. The garage becomes living space. What goes inside depends on how you will use it: a bedroom and a bath, a home office, or a full unit with a kitchen.
- Kitchen and bathroom inside the unit. The cabinets, counters, tile and showers are the same work you see on our kitchen and bathroom pages, scaled to a smaller floor plan.
- Floors, paint and fixtures. In the Corona whole-home remodel we laid wood-look plank floors and hung new ceiling fans and light fixtures. The same finishes are on the table for a unit.
- One scope, in writing. The estimate lists what the unit contains and what it does not, so there is one document to approve before work starts.

How the estimate works for an ADU or a garage conversion
The first conversation is about how you will use the space and what it has to contain. Photos of the garage or the yard and a rough budget range are enough to start.
