How remodel pricing works in Orange County, CA
Estimates are free and in writing. This page covers what moves the price of a remodel up or down, and what to send us so the first estimate is the accurate one.

You send the request or call. We talk through the project, visit the space and put the estimate in writing. None of that costs anything, and nothing starts until you approve the written estimate.
The visit is part of the estimate for a reason. Two bathrooms can look alike in photos and be different jobs once we see the walls, the floor and where the plumbing runs.
What sets the price
Five things that change the price of a remodel
No figures on this page. These are the things that move a remodel's price, with examples from the projects on this site.
- Scope. In Aliso Viejo the jetted tub and the corner shower came out, and a walk-in shower with a frameless door went in, along with a new double vanity and plank flooring. A bathroom that keeps its tub and gets new tile is a smaller job. The more we take out and put back, the higher the number.
- Size of the space. The Fountain Valley pool was drained, replastered from the floor to the steps and refilled, and the plaster area and the waterline tile around it grow with the pool. A kitchen works the same way: the Corona kitchen has a pantry wall, a sink run under the corner windows, a range wall and a peninsula, and every foot of it needs cabinets, counter, backsplash and floor tile.
- Finishes and materials. Navy raised-panel cabinets with brass-tone pulls, a patterned tile backsplash and an apron-front sink sit at a different price than flat doors, plain white tile and a drop-in sink. This is the part of the price you control most.
- What we find once walls or floors are opened. In Corona one bathroom wall was water-damaged and a shower corner had to be opened to the studs. Nobody can see that before demolition. It is the part of a remodel that photos cannot price, and one reason the visit is part of the estimate.
- Whether the layout changes. Keeping the sink, toilet and shower drain where they are costs less than moving them, because moving them means opening floors and walls to run new lines. In Aliso Viejo the new walk-in shower went into the same wall the old tub and shower had used.

How to get an accurate estimate
Three things. Phone photos are fine.
- Photos of the space. Two or three from the doorway, one that shows the floor and ceiling, and one of anything you want gone. They tell us what we are walking into before the visit.
- A rough budget range. The request form has a few ranges to pick from, including not sure yet. The range tells us which finishes and layouts to suggest and which to leave out.
- What you want changed. A short list is enough: new shower, keep the tub, move nothing. If you have a photo of a kitchen or bathroom you like, send that too.
