The housing stock
Tustin houses span a century of building
Columbus Tustin laid the town out in 1868 on land from the old Rancho Santiago de Santa Ana, and Tustin incorporated as a city in 1927. Old Town still has some of the oldest houses in the county.
Most of the city is younger. Tustin Ranch filled in during the late 1980s and the 1990s, and Tustin Legacy, where homes have gone up from 2006 on, sits on the Marine air station that closed in 1999. A bathroom from the Tustin Ranch years is now more than thirty years old, which is when the tile, the tub and the valves tend to go at once.

Permits and license
Who pulls the permit
- The city reviews it. A remodel in Tustin that moves plumbing, electrical or a wall needs a building permit from the city. We say at the estimate if your job needs one, and we pull it.
- The license is ours to hold. New Horizon Repair Services holds California CSLB License #1151716, Class B General Building. You can look it up on the CSLB site before you sign anything, and you should.
- The scope is written before work starts. You get the estimate in writing, and work starts when you approve it.
