Work in the city
A backyard fountain we renovated in Lake Forest
A small job, and we are saying so: two photos, taken from the patio side. The basin under the stacked rock waterfall had old plaster that was stained, chipped and cracked around the drain. It was replastered and refilled. It is the same work as a pool, on a much smaller basin.
Before: the drained bowl, plaster stained and cracked at the drain. After: refilled, with water running down the rock wall.
For the same work at full size, see the pool we replastered in Fountain Valley.

The housing stock
Two different Lake Forests, two different jobs
Lake Forest was El Toro until it incorporated in 1991, and the name comes from the two man-made lakes the original neighborhoods were built around. That older core, near the Sun and Sail Club and the Beach and Tennis Club, is largely 1970s and 1980s housing.
The newer half, Foothill Ranch and Portola Hills, climbs into the foothills and was built decades later. The work follows the split: older homes come to us for kitchens, bathrooms and backyards that have run their course, newer ones for layout changes and added space.
What we do here

- ADUs and garage conversions. Turning existing square footage into a unit or a room.
- Repairs. One wall, one closet, one fix. No job is too small.
Permits and license
Who pulls the permit
- The city reviews it. Lake Forest runs its own building counter, and a remodel that moves plumbing, electrical or a wall goes through it. We say at the estimate if your job needs one, and we pull it.
- Your HOA may review it too. Much of Lake Forest sits inside master-planned associations, and exterior work often needs their approval on top of the city's. Worth checking before the estimate, not after.
- The license is ours to hold. New Horizon Repair Services holds California CSLB License #1151716, Class B General Building. You can look it up on the CSLB site before you sign anything, and you should.
